Morris & Spottiswood has delivered a turnkey office refurbishment project for Tokio Marine HCC International (TMHCCI) in the heart of the City of London’s prominent insurance district. Taking place across two floors (the eighth, a 38,000 sq ft office space, and the sixth, a 26,000 sq ft office space) the award-winning St Botolph Building, Aldgate, was chosen for its sustainability credentials, location and modern working environment, easily accommodating a flexible layout over a variety of rooms, workspaces and breakout areas.
The agile nature of the Morris & Spottiswood team, its can-do attitude to meet all the client’s requests, and its knowledge of London property saw the project delivered smoothly and on time. Collaboration was at the heart, so at every stage of the process, the client was able to visualise the end result, greatly benefiting from Morris & Spottiswood’s commercial fit-out expertise.
James Woolfrey from Morris & Spottiswood said: “Our team has a long-standing relationship with TMHCCI, having completed numerous projects for them around the UK. This established partnership is built on trust and a mutual understanding of the complexities of a large office fit-out, meaning we are well versed at maintaining key deliverables and timescales.”
Morris & Spottiswood Joinery was instrumental in the high quality craftmanship displayed in the build and superior finishes. With over 300 people working on each floor, the design and fit-out delivery were carefully designed and executed to withstand high volumes of traffic, employee work patterns and the requirement for open, collaborative spaces. Acoustics and lighting were therefore key elements of this design, ensuring every area of the floor layout reflected the intended usage and fit for purpose.
Ian Batchelor, Head of Group Property and Facilities Management at TMHCCI, commented: “The St Botolph Building is one of London’s premier offices and gives us the perfect space to build an environment and culture where employees can grow and thrive. Its flexible layout has a variety of rooms, workspaces and breakout areas that allow colleagues to work collaboratively in an environment that best suits their needs.”
James Woolfrey continues: “Whilst expanding TMHCCI’s office footprint, the fluid design and movement around the office floor area for staff and visitors was crucial to this.
“To reflect the prestigious area the office building is in, TMHCCI wanted to offer a world-class space that incorporates superior open-plan working areas, high-tech meeting rooms, collaboration and ‘snug’ spaces, along with catering facilities that could host events, to retain and attract new talent.”
