Morris & Spottiswood Group Commences £5M Office Fit-out at Seafield House, Aberdeen
The Morris & Spottiswood Group is drawing on its end-to-end service offering to deliver an office fit-out project valued at more than £5m at Seafield House in Aberdeen, on behalf of global real estate investment manager Kennedy Wilson.
Kennedy Wilson, landlord of the multi-storey building, appointed Morris & Spottiswood to deliver the high-end refurbishment of a full floor within Seafield House as well as CAT B fitout works for incoming tenant Apache, a company renowned for its North Sea operations. With other floors in the building fully occupied, the project requires careful coordination and delivery within a highly constrained programme. Commencing earlier this year, the works are due to complete in July.
The high-specification fit-out incorporates contemporary office finishes befitting a blue-chip occupier. Morris & Spottiswood will deliver the flooring and specialist joinery packages, while the group’s M&E Specialist business, Livingston Building Services, will undertake all mechanical and electrical works. This integrated, multi-disciplinary approach ensures streamlined delivery within the live building environment and will accelerate the programme substantially.
In addition to the contract works, the incoming tenant has awarded works valued at approximately £700,000 to Inspire Spaces for furniture, fixtures and equipment (FF&E) provision. A Morris & Spottiswood Group business, the appointment of Inspire Spaces further demonstrates the group’s ability to provide end-to-end workplace solutions which will enable the tenant to take occupation several weeks earlier than would be possible had an alternative FF&E contractor been appointed.
Paul Beaton, Development Director at Morris & Spottiswood, said: “This is a fast-paced project within a prominent Aberdeen office building, being delivered to a demanding programme. Working in partnership with Kennedy Wilson, we are bringing together our specialist expertise from across the group to complete high-quality workspaces within a live, multi-occupied environment.”
Richard Woods, Director at Halliday Fraser Munro Chartered Architects and Planning Consultants commented: “We're delighted to be working with Apache again as they establish their new office at H1. The project takes a refurbished building and reshapes it into a flexible, efficient workspace that better supports collaboration and day-to-day working. We look forward to partnering with Morris & Spottiswood to deliver the fit-out over the coming months.”
