Retail's hardest battle isn't online anymore. It's over floor space.

Click-and-collect counters eat into shop floors. Dark stores compete for the same retail park units as flagship stores. And shoppers who can buy anything from their phone still want something in-store that a website can't give them.

For retailers, that means stores aren't just a cost to manage. They're a competitive tool that needs to be redesigned and refitted in rapid timescales - often while the doors stay open and customers keep shopping. Seasonal surges remain a key factor.

I see this on almost every project we take on. Stores need space for fulfilment as well as footfall. Refurbishment and repurposing has to happen without disrupting trade. And everything needs to move fast, against a backdrop of safety and sustainability standards rising all the time.

That's why the relationship between a retailer and its contractor matters more than ever. This can no longer be a sector where you tender a job, deliver it, and move on. Live retail environments need a real partnership, not a one-off contract. Where long-term planning over whole portfolios is the topic of conversation, and collaboration rules over contractual thinking.

That's the principle behind our retail division. We've grown from a handful of clients in 2023 to a 40-strong team, now working across four national frameworks β€” with the Co-op, Morrisons, Tesco and Marks & Spencer β€” on everything from full store refits to turning old Homebase units into M&S food halls. It’s our relationship-driven approach that is driving retailers to Morris & Spottiswood.

As part of the wider Morris & Spottiswood Group, we offer an end-to-end model: design, M&E, health and safety, carbon management and fit-out, all in one team from day one to handover. Across entire portfolios, nationwide. For retailers working to tight deadlines, that single point of accountability can make all the difference in keeping a project on track.

The pressure on physical retail space isn't going away. If you're rethinking your estate and want a partner who understands both the build and the business behind it, get in touch β€” I'd welcome the conversation.
